  • Can I visit your office to discuss which accommodation I am looking for?

    Unfortunately that is not possible. We only receive customers by appointment, for example for signing a lease. Initially, communication is best via e-mail or telephone.

  • How can I respond to a property on the website?

    We ask you to give some information about yourself via E-mail. Who are you, do you work or study, who is moving with them, do you have pets and when do you want to rent them. If this matches the property, we will send a registration form that you can send by E-mail. That saves both you and us a lot of time. This way we can also keep the registration free in advance.

  • What is the difference between registration and home search?

    If you want to respond to a property that we have published on our website, you must fill in a registration form. This way we can check whether the property matches your wishes. We can also check in advance whether you meet the criteria that a landlord sets for the tenant. If you eventually rent this house, only then will you owe a registration fee of € 30.25 including 21% VAT.

  • Do you also work with other brokers?

    Yes, we work back and forth with a number of fellow brokers. In this way we can also make a selection from other offerings and represent your interests as a tenant, while the colleague represents the interests of the lessor. The condition is of course that you have given us a written instruction to do so.

  • How do I arrange a viewing?

    For a viewing, email us the completed registration form. We then make an appointment on site and provide you with all the information you need.

  • Do I have to register / is registration free?

    We would like potential candidates to register so that we can take note of your wishes and offer you objects that match your wishes and circumstances. This saves you and us a lot of time. We can then guide you better and help you find a good balance between price and quality. There are no costs associated with registration in advance.

  • Can I get a rental agreement in the English language?

    We make a lease that is based on the model of the ROZ (Real Estate Council). If the tenant wishes, we optionally provide a 1 to 1 English translation. The Dutch version must be signed by both parties. This service is available for € 90,75 including 21% VAT.


  • What documents do you need if I want to rent a house?

    You must identify yourself before concluding a rental agreement.

  • When do I have to pay the deposit, brokerage fee and rent?

    We will send you a payment overview with a clear indication of when the amounts must be paid. Normally this is for the key handover. Deposit must usually be paid shortly after signing the lease.

  • What amount do I have to pay for gas, water and electricity?

    This depends on the size of the house, the insulation and your personal energy consumption. The supplier will charge an advance monthly and will make a total settlement once a year. They try to make the advance as reasonable as possible and adjust this once a year if it turns out to be too much or too little. In some cases you pay these costs to the landlord in the form of a fixed amount or deductible advance. Ask your contact person for more information.

  • Will you help me to apply for a contract with the energy supplier?

    Yes, we help you with that if you give us an explicit order. You must have a European IBAN number. It is not mandatory but useful to have a Dutch bank account.

  • Can you help me apply for a contract with an Internet and cable TV provider?

    Yes, we help you with that if you give us an explicit order. To apply for this you need a European IBAN number.

  • What does all-in rent mean?

    All-in rent means that all costs are inclusive. Besides gas, water and electricity, the service costs, Internet and cable TV are also included.

  • What are service costs?

    Service costs are costs that are charged to the tenant for extra service, such as the use and service contract of the elevator installation, cleaning and energy costs of general areas, washing windows, building management costs, service contracts for installations and heating, etc.

  • What is gross rent?

    In case the tenant pays his own GWE, gross rent is: the rent, service costs and any parking. In case the costs for GWE are included in the total rent, these costs also fall under the gross rent.

  • What is the difference between furnished and upholstered?

    Furnished means that all furniture and inventory are present. You only have to bring your clothes and other personal items.

  • Are municipal taxes included in the rent?

    No, this is not included. This tax is levied by the Water Board for water board levies and by the municipality for waste levies and sewage charges. Both the owner and user of the home will receive an invoice. The owner has no influence on the tax regulations of the Dutch government.   • What do I do with my waste?

    In many municipalities, the waste has to be recycled. Maastricht has about 60 environmental platforms where you can dispose of the separated waste for free: paper, cardboard, glass, plastic, cans and tetra / drink cartons. The residual waste must be presented in special red / white waste bags. These bags are for sale at supermarkets in Maastricht. The residual waste is collected weekly or every 2 weeks. Ask the municipality for a waste calendar. A different waste policy may apply in surrounding municipalities.

  • How do I know whether a house can also be rented by students?

    This depends on the individual owner and the permit. Some single-family homes are suitable for multiple students, but the owner does not want to rent to 3 or 4 students for various reasons. In addition, the municipality does not automatically allow a house to be shared by several people who do not form a family.

  • What is a check in report / inspection report?

    When the house is handed over, we prepare an inspection report on the condition of the house. All traces of use, degree of cleaning, damage and wear are noted and photographed. The tenant and owner sign this report on the condition of the house. At the end of the rental period, the house must be returned in the same condition. The tenant must pay for any additional cleaning and repairs.

  • Can I do the final cleaning myself?

    Yes, that is allowed in most homes. A thorough final cleaning is required before the property can be passed on to the next tenant. Depending on the size and the time you have lived there, the thorough cleaning can take up to a day's work. In general, we have the experience that departing tenants have a lot to do in a short time. Final cleaning is often not their priority. Most tenants are happy if the owner arranges the final cleaning which is paid by the tenant.

  • Who manages the property?

    Most owners do their own management. In the event that other parties manage a home, you will be informed about this. In the event of a problem, the tenant must contact the owner or manager directly. La Fontaine Makelaardij can only execute an order for repair or service if the management has been issued to la Fontaine Makelaardij.

  • What insurance do I need?

    We advise everyone to take out liability insurance and home contents insurance in the case of an upholstered rental. The owner has insured the property through a building insurance and, if furnished, an inventory insurance.

  • How and when will the deposit be refunded?

    Your deposit will be refunded by the landlord / owner through the bank in the manner agreed in the rental agreement. The amount will be refunded after you have left the house and after inspection. The amount depends on whether things can be settled, such as cleaning or damage. We do not manage a deposit ourselves.

  • Can you help me if I have a disagreement with the owner?
